Property Investors - Setting up for success
When looking for an investment property, there is quite a checklist to think about: location, property type, finance, building inspection and rental viability.
Sometimes a rental appraisal is provided by the listing agent, but why not get a second opinion from a specialist Auckland property manager?
You'll also receive up to date information about how the rental market is moving in that area and with that type of property.
We won't bid against you and we definitely won't share the property address with anyone else. We treat our clients' data with utmost confidentially.
If the property is already tenanted, vetting of the tenant is required as part of due diligence.
Also, there will be a number of key documents required at settlement if the tenancy is to continue with you as the new owner.
Perhaps there is a rent review due, which would help with yield from day one. Or special conditions that need to be factored.
For vacant properties, it may be possible to advertise for tenants before settlement and possibly sign with a tenant, so that when the title change is done and the keys are yours, the rent can start and reduce any rental downtime.
We work in with listing agents, vendors, tenants, any existing occupants.
Once your property investment is underway, our property managers will continue to handle the day-to-day issues, so you can focus on your next investment purchase.
With regular rent reviews and advice on low-cost ways to increase the property's yield, the numbers will be further improved in your favour.

What our clients say
I have used Rentex for the past 20 years and have nothing but praise for the service that Chris and his team have given me. For the past 10 years I have been served by Andrea Kumerich and she has been a godsend of reliability and efficiency. She never fails to recommend a good tenant or tradesman to look after my property. She is a great communicator and regularly updates me on the property condition, any issues or with suggestions on maintaining the property.
As an overseas owner it is very important for me to know that my properties are being well managed - that the properties are well maintained and kept tidy, that any problems are fixed quickly, and that my tenants are happy. Andrea does a great job of proactively managing my properties. Thanx to her professionalism I can sleep happily on the other side of the world, knowing that all is well with my NZ investments.
Home Owners - Renting out your family home
If you're an Auckland home owner and are thinking about vacating your family home for the short or long term, why not enjoy an income stream? It will help to pay down the mortgage, pay for any ongoing upkeep, or perhaps cover travelling or living costs in another country.
Renting your home out, rather than selling it, enables you to stay in the market and achieve capital gains as the market moves.
Your property needs to be well cared for, so it is paramount to begin with quality tenant selection. We can shortlist applicants or select for you, based on your instructions. Great tenants are attracted to Rentex.
When you're at home, you probably take care of minor maintenance and gardens, so it is just the way you like it. Our careful Auckland property managers will adhere to your directions and our routine inspections will keep you in the loop.
Monthly statements show ALL transactions for your property and we will send copies of any approved invoices. We can also send invoices direct to your accountant, to save you a big job at the end of the tax year.
When the time comes to return to Auckland, we will handle the tenants vacating process and make preparations for your return.

Property Manager Reviews
Rentex have managed our Remuera property for the past three years and have done an excellent job. They have been professional beyond reproach, accurate and on time with all financial matters and have, as they claim, looked after the property as if it were their own. Karl Skewes has been very easy to deal with and prompt and complete in all his dealings with us. I strongly recommend Rentex for anyone looking for problem free hands off rental management.
Jill, we would like to extend a sincere thank you to you for your professionalism, support and friendship over the past years. It has been great partnering with you and to have had your support in maintaining the property as our family's home for so many years. You've responded to our concerns promptly, and acted in a timely manner and in the interest of all parties concerned. Rentex and the owner are blessed to have you in the role.
DIY Investors - Get started with great tenants
As a seasoned Property Investor, you understand what it takes to manage rental properties.
You have a collection of tradespeople on call, your record keeping is accurate and you enjoy the hands-on aspect of inspections and contact with tenants.
With a solid understanding of the Residentials Tenancies Act, you are aware of what is required from Auckland landlords and tenants, making enforcement of the Act straight forward.
However finding good tenants to rent your properties can be an exhaustive process.
Why not leverage the advertising channels, tenant database and application processes of a proven Auckland property management company?
Due to our scale advantages, at Rentex we offer a stand-a-lone find-a-tenant service at a cost lower than doing it yourself.
Using our tenant finding service saves time as well as money. We take care of advertising, signage, handling enquiries, running open homes, reference checking, plus support with the paperwork and bond lodgement.
We can shortlist applicants or select for you, based on your instructions.
In our experience, we can find great tenants faster than DIY landlords.
